No financial institution is going to refinance for more than 80% of the current value.

You and your mother are stuck.

You can let it go to foreclosure…take the hit to your credit…wait 10 years for it to totally clear off your credit, and meanwhile move on with your life.

There isn’t a way out of this.

Now you understand what the banks did to all of us. They stole the value of our most valuable asset.

I would advise you to deal directly with your bank to refinance, mortgage
companies have this little thing called "selling your loan" ,which leads to bigger problems such as your taxes go higher,interest late fees are added & on statement you’ll receive other charges not explained in detail.
with your bank you know where your talking at and with whom and if you call again you know that your still talking to same people ,whereas
with mortgage branches you might live in PA but the person your speaking to is in California,Alaska,Oregon,etc. you never get a representative in the state you live in!

How well do I know,Been there ,Done that & Will never do it again!!!
Now my payments go from my bank to mortgage company bank with no middle man or paper work on my behalf
if my payment is late it’s the banks fault not mine and there is proof

I would simply call the national number. If they have a program for some sort of streamline refinance that would be the best way to go. (also the first time I did this I got a person that was no help and said I could not refinance- I hung up and called back five hours later and got a different person and got the loan).

The best way to refinance home is to modify your existing rate in to a new rate which is lower than the older one. Even a 1% reduction of your existing mortgage rates will save you a good amount of money.

Your options will depend on, among other things, what type of loan you have/seek (conventional, FHA, VA) and how much equity you have in the house.

CAll around locally and see what the rates are in your area. Always deal locally if you can yes even if eventually the loan is sold to an out of town entity.

Then make sure the fees can be recovered fairly quickly.

As often as you want, but bear in mind each refinance costs you thousands of dollars. Maybe not out of your pocket, it may be wrapped into your loan, but you are paying for it.
